    Ethan, Can you please call the agent on this one and ask about the repairs they made to the foundation. The sellers disclosures say the foundation was repaired. Do they have a report of what was done and an engineering report? Also please let them know the $20,000 budget won't be enough to repair the home and ask them if they are prepared to get less on the first payout. You can also send them the report.     Hey Jason, I'll call the agent and go over this with them. I don't see any records of them sending us anything about the foundation repairs outside of the seller's disclosure, which only stated that "they were repaired." I can look into getting an engineering report from them as well. As for sending them the report, I assume you're referring to the inspection report from inspectify? Thanks, Ethan

    Yes please send them the inspectify inspection report and get a temperature from them about a full remodel to remodel the entire home. They owe $200k so they probably wouldn't get anything up front. Or we would need to take a very large reserve and sell AS IS.     Hey Marissa, As we were talking about earlier, the offers will remain as presented on the addendum until we have signed proof of a licensed and insured contractor having done the foundation repairs along with when they were done. I know it's not exactly what the seller wants out of this sale, but it's the best that can be offered until those documents have been provided.
