    Hi Team, Spoke with JaVon and he mentioned the offer without repairs was taken due to the Net Offer, but the Seller would likely be willing to agree to repair work if the numbers worked out. Due to the state of the interior, I believe reno work would be our best option for getting this house sold on the market, as comps support 215K+ and our Basis on repairs would be 190-195K. I'll continue to work on this for Exec Review while creating that Reno Bid. Thanks, Bradley

    Hi Team, Can you please include the accepted bid in this email chain? We’ve had a difficult time finding reliable contractors in the Houston area, so we need to make sure we have a solid and accurate bid in place before moving forward with funding on this project. Eliot, can you reach out to Carlos and see if he would be willing to go out and bid the project? Team, can you also check with Johnny to see if he has a crew that would be willing to travel to Houston for this job? Based on what I’ve seen so far, this appears to be a fairly substantial project if we are tearing down the addition. I also need clarification on the final scope, are we repairing the roof and foundation after the addition is removed? - Are we rebuilding the addition? - Or are we removing the square footage entirely and ending up with a 2-bedroom, 1-bath home, 3 bedroom, 1-bath home? - Was the smaller sq ft considered when looking at comps? I briefly reviewed the comps, and at first glance, $202K feels like a stretch depending on the final layout and smaller square footage after tearing down the addition. If our basis is going to be around $202K, what are comparable 2-bedroom, 1-bath homes in this area realistically selling for? For example, I noticed this property is still actively listed at $190K: zillow.com/homedetails/9201-Klondike-St-Houston-TX-77075/… Am I missing something here?     Hey Jason, Removing the addition on this property will lower the square footage to ~1,280, while keeping the 3 bedroom, 1.5 bathroom count. Closest match among surrounding properties appears to be 9119 Barton St redfin.com/TX/Houston/9119-Barton-St-77075/home/29905018 sold in November 2025. The signed bid also has a large contingency for any foundation findings, as the exterior walls appeared to show cracks throughout. I believe this also is to be put towards any plumbing rework needed to fix the pipes running above ground or leaks found throughout the house. Thanks, Bradley
