Remodeled - $475k with a 23% reserve and $56,800 credit to paint interior, replace carpet and add some LVP on the stairts, upstairs hallways and bathrooms, and replace bathroom countertops and fixtures.     Hi Ethan, We are good to cancel this one. The property requires more work than initially anticipated, and the increased reserve is necessary to properly account for the additional risk and marketability concerns. Please also let them know that the increased reserve is not a fee it is intended to offset the higher likelihood of future price reductions and additional carrying risk. The lack of a garage and the current daycare setup are both going to limit buyer appeal. Combined with the dark wall colors, stained carpet, and overall condition, I believe many buyers will simply pass on the property in favor of more move-in-ready options. That will likely result in repeated price reductions to get the home sold. Given all of these factors, I do not believe this one makes sense for us to move forward with.
