Here is the message I was thinking of crafting to send to the agent: Thank you for working with us on the Madrona Blvd property and can see its unique appeal. After a full inspection and careful consideration, we are prepared to move forward with the property in "as is" condition for the purchase price of $265,000 and a 45% reserve. The island's ferry-only access presents significant logistical challenges for construction, and we anticipate this would lead to delays and considerably higher costs than a comparable mainland project. Please see the attached updated offer, inspection response and we have updated the offer in the offer dashboard.
