Also as we near the closing date, I would like to confirm that the property has been or will be fully vacated and free of any personal belongings, debris, or trash by closing. Additionally, please provide vacancy photos of all rooms and areas of the property, interior and exterior, as this is required for the buyer to authorize Escrow to disburse funds. I explained that there have been some obstacles and concerns related to the HOA and Builder documents, specifically the clause that restricts property sales for two years per owner. Matthew clarified that this restriction was applicable during the original build to prevent competition from the builder, and it no longer applies. I also addressed concerns about the property's value. I mentioned that the recent $380,000 sales are likely refinances rather than actual sales, and set the expectation that the property might sell for less than $630,000. Additionally, I informed him that I could not wait indefinitely and had placed the property on the market. I hesitated earlier because the seller bypassed me initially and contacted you directly, probably seeking a better deal. I want to express my gratitude for your business and assure you of my commitment to working cooperatively with your team. My primary responsibilities are to Matthew Glancy, the public, and your company. I believe the property could remain on the market for 4 to 7 months until the right buyer appears. I was able to confirm that we can get conventional financing
I was able to confirm that we can get conventional financing While we are selling it we can put the property in the rental pool, current occupancy rate is about 60%, they cover the HOA out of that and the profit split 55/45. We are good to move forward as is, but increase the reserve to 37%. This puts the basis at roughly 400. I believe this property will sell 500 - 530K Thank you!
