    Hello, The agent reached out on this one about the 5% increase and stated they need at least $28,000 to close on their other property as this is a double close. Currently with the change they would be around $25,000 so they need $3,000 to close. Is this something we can do? Or at the very least lower by 1% reserve and have agent cover the other $1,000 from compensation? Need to get something today as they need to close by beginning of next week to proceed.     Hi Chris! Thank you for doing this one, there is a ton going on with it. This one where there is a enough going on that we have to look at the budget and what would be the best use for it. Simply this is a cheap house and fixing the roof, water supply, HVAC what needs to be focused on. I called the agent and discussed the situation with her and found out a little more about the seller. This is good practice as if gives insights on what its going to take to make the deal work. I have adjusted the bid and not replacing the roof, it is end of life, but no leaks, so if we have it cleared, gutters fixed we should be fine on the resale. I want to increase the bid amount to $37,315, all other terms to remain the same. I redid the bid in the second tab in the sheet.     Joseph, Please send the agent this. Hi Lindsey, I wanted to give you a heads up on 802 3rd St SE. During our final funding review, our funding department flagged that there is a cemetery directly behind the home. This was not caught during the initial underwriting and was not disclosed anywhere we can see. Because of this, the file is going back to our underwriters for a second review to determine whether they believe the cemetery could impact the property's value. In the meantime, I'd love to get your perspective. In your experience with the local market, do you believe the cemetery has any impact on the home's value or marketability?
