    Hey Team, Here are my thoughts on this one: Our property is in rough shape, desperately needing new flooring, an updated kitchen, updated bathrooms, fresh paint, and various smaller updates. Our current offer is $253k, There is an active model match that is renovated @ $278K. If we do our similar renovations, I think we will sell faster. Considering the amount of renovations, we could argue for a higher listing price to compete with other properties in the area. Surrounding market is solid, with about 4-5 months of inventory.     Hey Jason, Below I'll attach my 44k bid that we talked about so we can give the seller another option. Considering that there is a 23k difference in the sellers first payout between these 2 offers, I foresee the seller leaning toward the smaller reno.     Colton, Here's what we can do with this one. Please send the BINSR accepting the deal as it sits. See bid. Then send them the optional remodel if they want the newer kitchen, all LVP and new baseboards. Obviously this is going to look a little better but its not necessary if the seller doesn't want to do this option. Optional Remodel - $270,000 with a $65,000 remodel credit. This is only optional. We accept the original deal but will offer this optional remodel credit and higher sales price to try and cover some of the extra remodel credit.
