    Hey Joseph,

    Hey Joseph, I spoke with the agent on this one. The only way the seller would entertain the larger renovation option is if we increased the purchase price to $1.69M and kept the reserve the same. I offered for us to list it higher, and they stated they would need the increase guaranteed and paid out on the first sale since we don't know what it will sell for. Unless Jason wants me to push harder, I say we are good to go. I'd rather keep the deal together than risk them wanting to cancel. Thanks!

    Hi Justin, It was great finally connecting! We were definitely playing phone tag the last couple of days. I wanted to quickly recap our conversation for your reference as you speak with the seller. We walked through the questions from the email above: - *Clean out and list without renovations:* You asked if there is an option for the seller to clean out the home, stage it, and list between $1.3M and $1.4M. At this time, we would prefer to move forward with the deal as it currently stands. - *Renovation scenario:* If the seller agrees to the $194K renovation, you asked about increasing the list price to $1.69M and potentially increasing the first payout, especially with the neighboring property coming on the market at that level. I mentioned I would run this by our funder, referencing the comp at 7804 Rosehall Cv, Lakewood Ranch, FL 34202, which recently listed higher. I also noted that in past projects, we have supported higher list prices following more extensive renovations, allowing the seller to benefit on the back end. You mentioned holding off for now, but I will still plan to check with our funder to see what flexibility may exist. Please give me today to confirm first before telling the seller it's not possible. - *Closing timeline:* You asked whether we could close earlier than 4/24/26. Yes, we can close sooner.
