Hey Team, After reviewing the inspection report, I contacted the agent to discuss a few flagged items on the property and get his insight on suggested repairs based on his experience in the area. One item of note: a plumbing issue was disclosed on the seller questionnaire, specifically a leak in the basement ceiling. During our conversation, the agent mentioned that the seller's son offered to handle the repair free of charge. To ensure everything is properly documented, I sent a follow-up email to the agent requesting confirmation that the seller's son is working with a licensed and insured company that can provide a formal sign-off on the Scope of Work upon completion of the repair, as well as before and after photos to verify the leak has been fully and properly addressed. He think we could list lower than the purchase price, do a zillow showcase, and then get a bid war to eventually land at 600k (Today) Seller signed the addendum going forward with the smaller renovation option.
