Please make it clear to the agent that if this option is selected, we will not be performing any repairs, updates, cleaning, or cosmetic improvements of any kind. The property will be listed for resale immediately after closing in its current condition. If the agent believes the home should be cleaned, carpets professionally cleaned, or any other work completed prior to resale, those items must be addressed before closing and funded through a credit from the seller's proceeds.     Hey Team, Sent the addendum and spoke to the agent. They're main concern is getting the highest possible first payout. I explained the likelihood of the highest possible net would be greater with the renovations but they were pushing back as the seller is moving into an assisted living facility and is seeking the greatest lump sum on the first transaction. The seller is looking to close fast so we should have the signed addendum back this afternoon. Thanks
