The pictures submitted were listing photos from 2 years ago and the house has been trashed since. The inspector stated this was the worst smelling house he's ever inspected and that "no amount of paint is going to get rid of that smell". We are NOT a true 4 x 2. We have an unpermitted addition inside our garage that looks really bad, doenst have AC, and no proper egress, so I comped this mostly as a 3 x 2. There arent many comps with similar sqft as ours in our neighborhood. The current basis of our deal is at $348k. I think there is a very low chance we sell above our basis AS IS. I intend to only offer a Cash+ w/ Repairs for this one.     Team, This deal will most likely cancel, but here is what we can offer as a path forward: Proposed Terms: - Purchase Price: $435,000 - Reserve: 20% - Credit: $170,750 The property has severe smoke damage, and based on both our assessment and the inspector’s feedback, a full renovation will be required. The inspector noted this was the worst-smelling home he has encountered, which suggests long-term indoor smoking (likely cigars or pipes). Given the extent of the damage, this is not a situation where surface-level remediation (e.g., primer/sealant) will be effective. The home will require a complete gut renovation down to the studs, including drywall and potentially insulation replacement. Please refer to the attached bid for details. Additionally, the seller disclosures indicate an existing loan balance of approximately $180,000. This program will not be viable unless this information is incorrect or if the seller is able to bring funds to closing. This is not a scenario where we should attempt to “make the deal work”. We have encountered similar properties with heavy smoke damage in the past, and they consistently require full remediation to achieve a marketable outcome.     Hey Team,

    Hey Team, Talked briefly with Dallas about this prop. I was pretty blunt with him that we don't usually send out deals in this condition because we don't aim to insult the seller, but this property is in MUCH worse condition than the uploaded photos suggest. He took a quick overview and the numbers and said this most likely wont work for his seller but to give him the night so he can "look at it with fresh eyes" in the morning.
