Hi Team, This one is in pretty rough shape, but that is where our program can really add value. Here is what I recommend: *As Is* - Purchase price: $250K - 48% reserve *Renovation docs.google.com/spreadsheets/d/…* - Purchase price and reserve to remain the same - $137,560 credit in lieu of repairs I tried to keep costs as low as possible to make this one work, but there are several unknowns we need to account for, including the pool, trusses, HVAC, and the fact that the home is mid-renovation. A few additional notes: - There are extensive pool repairs needed. I would recommend a pool inspection prior to closing to better firm up the scope and cost. As it currently stands, the seller is bringing roughly $1,500 to the table, depending on closing costs, before these changes. Unfortunately, when the inspection came back, this goal post had changed. - The nearest train station is about a 45-minute drive, and the nearest major city, Richmond, VA, is about 90 minutes away. Washington, DC, is roughly two hours away. Given the limited transactional history in this area, I think we need to keep the reserve as is, even with the increased credit. We may be on the market for some time. - The seller is already in a negative position on this deal, and these terms may result in the deal being canceled. Let's do this: -Option 1: give them the as-is option you proposed of $250,000 purchase price with a 48% reserve -Option 2: increase the repair bid by $5k to $142,560, and decrease the reserve to 25% Let me know if you have any questions. And I was thinking about it and when you talk with the agent you might frame it as we believe there's a much higher change the home sells for $387k repaired; we could even list at $399k, repaired and try for more; we believe as is, it potentially sells for even way less than our new proposed price of $250k, as is. Sounds good! About to give the agent a call now. Just a heads up, on this agent's Zoodealio account, it keeps duplicating offers. The seller can choose to have the property purchased as-is and relisted as-is or *Purchase price to now be $250,000 with a 48% reserve. * 2. Give the buyer a credit in lieu of repairs to improve the property before listing it so it helps ensure it sells for the highest price possible and hopefully more than it was purchased for. *Purchase price to be increased to $399,000 with a 27% reserve and $142,560 credit in lieu of repairs. * After you have discussed it with the seller, let us know what route they would like to travel.
