Has one extra bedroom and a little bit more square footage. Pending: redfin.com/TX/Houston/515-Tallowood-Rd-77024/unit-61/home/… Pending after 7 months, doesn't have the half bath we have. For sale: redfin.com/TX/Houston/515-Tallowood-Rd-77024/unit-4/home/… Just listed Jan 26th at $249,000. Doesn't have the half bath we have. For sale: redfin.com/TX/Houston/515-Tallowood-Rd-77024/unit-9/home/… Originally listed in Jan 2025, now listed at $238,000 I would feel more comfortable if our basis was under $200,000. The condo is the most modern but it really is not done well. The floors are uneven or squeaky, some kitchen cabinets don't have handles, lots of handles on toilets and showers, washer and dryer in a bedroom. The sellers were negative to begin with and said they were aware and could bring additional funds. Bree here is what we can do on this one. 1 option: Purchase price to now be $265,000, reserve to be 25%, resale fee to be 1.5%, seller to give the buyer a $10,500.00 credit in lieu of repairs. See attached proposal for scope of work. This will have the seller bring in around $20,000 - $21,000 to the table. So hopefully they can do that. If not then as a back up if they don't take the option above, just noting it here, we could do $256,000(keep purchase price the same), 25% reserve and a 1.5% resale fee, that would have them bringing in around $15,000 - $16,000. The inspector did the inspection the day after the seller moved out and before she had a chance to have it cleaned. The contractor's said they can paint on Monday. Their quote is attached to show the scope of their work. The Seller does not agree with the steam cleaning of the floors. Steam cleaning laminate floors can damage them and is not recommended by any cleaning or flooring company.
