Hey Team,
Hey Team, Please send out the Inspection Addendum for Redbud, with the following options: After the inspection results, we learned the property needs a substantial amount of work, including a full interior remodel, new exterior siding, and complete window replacement. There are question marks on the AC unit (the electricity wasn't on during the inspection, so the inspector couldn't inspect it) and the roof because the inspector didn't go on the roof, only took pictures, which show discoloration in one area. Both of these are listed as "contingencies" on the remodel bid and may not need to be repaired. Here are the 2 options for the sellers: Option 1: Repair and full remodel per the Hola Remodel Bid -Purchase price to be increased to $475,000 -Credit in lieu of repairs $182,150 (this includes $22,500 of contingencies for the AC and roof; we won't make these repairs unless the AC doesn't work or the roof is flagged by the end buyer, so if those repairs aren't needed, these amounts will be credited back to the Seller after the resale) Option 2: As Is -Program fee to be 12% -Reserve to be increased to 65% based on the unknown market reaction to this property in its current condition Let me know if you have any questions.
