Team, I see we have a line item to repair water leaks and repair drywall but there are no line items to paint. I'm not sure this will be a good look to leave drywall repairs unpainted or patch painted. Could these water leaks be coming from the roof? The inspector says the roof is 13 years old. Do we have any indication of where the leak is coming from and how much it will cost to remedy? I also see the seller disclosed there are family members or guests living in the home that may believe they have a right to remain in the property after closing. Was this addressed? I don't want to get into an eviction situation. Jason and Team Okay, so several things on this one. I just talked to Nancy. The person living in the property is the Sellers son. He will be out and the property will be vacant close, ( I told them we would need a video walk-through verifying the property is vacant). On the leak, it is fixed and apparently it was a drain pan from an air handler that was causing the leak. We will get photo evidence of it being repaired. Additionally, the roof is new and was replaced from an insurance claim. We will be getting information on that as well. I think we update the bid for painting the kitchen ceiling after the drywall repair. Doing a patch paint job in the garage will be okay. I will report back once provide proof there is no active leak.
