Hey Team, I wanted to provide everyone with an update on this property. We have decided to move forward with the current offer as-is, with no changes. However, after speaking with the agent, she mentioned that she was surprised we did not address the roof in our repair bid. She noted that the seller was under the impression that the $30,000 repair credit would be allocated toward roof repairs. For context, the only roofing defect our inspector identified was a couple of broken shingles in a small section. That said, the agent and seller are requesting that we send a second inspector to evaluate the roof, as they believe it is the property's most significant issue. They have confirmed there are no active leaks, but they are aware of the broken shingles and have noted that the roof is over 23 years old. Colton & Joseph, Here is the roof just talked to the roofer who did the inspection. He share with me that if we repair the roof it extend the life another 5 or years. He quoted that he can do the repairs for $1,500. See the attached roof inspection I saved it in the file).  On the bid, I am removing painting the cabinets and the rekey and a budget of 5k for roof repair. I am going to change the bid on this and send it the agent to have Seller sign even though the numbers are the same.
