    Hey Team, Here are my thoughts on 4049 Castle Bank: Our prop is super nice, in a gated community, and in great shape. We stand out a bit in our neighborhood because most surrounding houses have brick exteriors, while ours has a cream-colored plaster finish. We also have a tiled roof, whereas most of the competition has shingles. It was hard to decide how much weight I should put on this exterior style because I didnt find other comps with that same style. We have slightly outdated materials but they are high quality and this seems to be on par for the neighborhood. We are in a very exclusive gated neighborhood which seems to be a big value booster. The market here seems to be kind of slow with ~7 months of inventory, and 10 months of inventory for houses above 4000 sqft (similar buyer pool as our prop) AS IS: Purchase price to remain the same with a reserve of 25% *BASIS: $1,188,750* (This is the same as our original offer) C+R: Purchase price to remain the same with a reserve of 25% with a $10,400 credit in lieu of repairs docs.google.com/spreadsheets/d/…. Same basis as the AS IS. I'd like to just take care of the necessary items, small fixes, and a deep clean. Interior materials are more updated and this is a newer build. Backed up to the main road which decreases its value.     Colton, Thank you for your review. Here are things I would like to know, the home has been updated, and repainted. I would like to know what the owners did since they have owned it. I see they have new quartz countertops, backsplash, slat walls in some rooms and painted many of the rooms. They have also painted the outside since they have owned it, when was that? If the agent could get us a list of the updates since the photos uploaded and inspection are very different. Additionally, I was pleased to find this is a 5br and 4.5ba house. Concerns: Outside: The inspector did not inspect pool equipment, which is a slight concern to me. All looks good with the water so not that worried, I see the fountain works. But I would like to know the age of the filter and ensure the spa heater works. HVAC: Unit 4 heater the splits are off, we will need to have the services and I would think would fit in the budget you outlined. Not overly concerned about this as the unit was replaced only 1.67 years ago.  Paint: Although some the rooms are bit dark, the only room that we will need to paint is the paint studio room  I did find that our property is superior to slightly to other properties on the market in the neighborhood. I project our resales price is 1.3 - 1.45M. This is one that I believe if we can price it right and not chase the market it would be to everyone’s benefit. Several comps are selling faster than 100 days priced under 1.5, although a couple have recently sold above 2M I am okay with suggestion to continue as is with a credit, disclosing that we will fix the unit and paint the studio room.     Hi Colton and Eliot, I spoke with the agent, Chase, yesterday afternoon. He plans to visit the property today and meet with the sellers. He hasn’t yet seen the home in person, so I asked him to walk through the property and give us his perspective on what the home may need once the sellers move out. My goal is to avoid a situation where we close AS IS, and then afterward the agent identifies a long list of items needed to prepare the home for sale such as carpet cleaning or replacement, tile and grout cleaning, pressure washing, deep cleaning, touch-up paint, or other updates. With a home of this size, those costs can add up quickly. I want us to approach this as partners with the agent and sellers so we can make the best decisions upfront and ultimately achieve the best possible outcome for everyone involved. From a market standpoint, competition in the area is meaningful. Within a 2-mile radius, there are currently 44 active homes listed at $1 million+, of those 44 only 6 are pending sale. In the immediate neighborhood, there are 8 active homes listed over $1 million and currently 0 pending sales. That tells us homes in this price range are competing heavily for buyers’ attention and I'm anticipating some of these homes might start to make bigger price reductions the longer these $1 million+ houses sit on the market. We're also competing with some newer built homes built in the 2020 time frame. Some of these homes have more modern design and materials. Because of this competition and because the comparable sales we reviewed are based on recent list prices and not actual sold prices I believe we should increase the reserve to 30%. We also have to consider we'll probably need 3% to pay the buyer broker since this is a competative price range these buyers agents with buyers in the $1 million+ will demand 3%. Ultimately, our goal is simply to make sure the property shows as well as possible in a competitive market so we can maximize buyer interest and achieve the best result for the sellers. Here are the 2 options we'd like to give the home seller. What we are waiting for: Chase said he needs to talk to other agents regarding shifting commission and broker fees.
