He said that the bathroom had animal feces and urine. He was not able to provide photos on the bathroom. We are now reaching out to other Inspectors to get the inspection completed for the bathroom.     Hey Team, Here's what we can do on this one. Please let the agent know we didn't have the 3rd bathroom inspected because the inspector felt nauseous going in there. I need to know if this is a half bathroom or if there is a tub/shower in there. We don't have photos and I need to know if we have 3 full bathrooms. Option #1 - $464,000 with a 27% reserve but we need a $57,050 credit to do the bare minimum repairs. We need to do all new flooring and baseboards to make sure we get all the smell out. Option #2 - $464,000 with a 27% reserve and a $105,636 credit to do a more extensive remodel. It was also noted that the well needs some repairs. Please ask the agent if the owners have any information on the well and when the last time its been inspected and if they know what repairs are needed. Also the inspector noted a wet area in the yard between the well and the house. Do they know what that is from? We will need to have the well inspected before we close to make sure the well is working correctly and there isn't a leak or problem with it. Both of these options are contingent on the well potentially needing repairs. If they agree with one of these options please order a well inspection. Please ask the agent if they have an referral for an inspector to inspect the well.     Hey Jason, I spoke with the agent again on this one. They would consider the $57,000 remodel option if the seller could receive $110K upfront. We are currently at about $101K. If possible, it would be ideal to avoid adjusting the agent’s compensation. Do you think there is a way to structure this with $47K upfront and the remaining $10K from the reserve?     Hey Team, I just spoke with the agent a few times on this one and wanted to provide a quick update. Originally, he called to let me know we would not need to split the credit, as the sellers were planning to pay off their mortgage. They are currently trying to purchase a new build and were running into issues with carrying multiple mortgages, so they had been working closely with their lender to find a solution. At one point, they believed they could pay off the mortgage early, which would have allowed us to move forward using the full Hola credit without needing to hit the $110K upfront. However, Chris just called back and said the lender found another way to structure things, and they are now asking if we can go back to the $47K and $10K split option. Jason had previously shared some concerns and prefers to keep the full credit in place. Given that we initially offered to close as is and then worked with them on the credit structure, I want to be mindful of not going back and forth too much after already making adjustments. How would you like to proceed from here? I told Chris I would give him an answer today. Thanks,
