We have also updated the Zoodealio Platform with the proposed options, along with attaching a PDF breakdown of the numbers that you can share with the seller. The seller can choose to have the property purchased as-is and relisted as-is or Purchase price to remain the same with a 22% reserve. The home will be purchased As Is and relisted As Is with no repairs made to the property prior to listing the home on the market. - Contingency for Option 1: An additional $30,000 credit is to be held in reserve and will only be used if the future buyer's insurance carrier requires a new roof as a condition of coverage. If the funds are not needed for a roof replacement, the unused reserve will be returned to the seller. 2. Give the buyer a credit in lieu of repairs to improve the property before listing it so it helps ensure it sells for the highest price possible and hopefully more than it was purchased for. Purchase price to be $485,000 with a 22% reserve. Seller to provide the Buyer with a $79,370 credit in lieu of repairs to remodel the home. See bid. Hey Team, After reviewing, here's what I suggest we should do: Option 1: Purchase Price to remain the same with a 33% reserve. *BASIS @ $284,750* . We need to have enough reserve to cover a new roof, a deep clean, and any unforeseen repairs. Option 2: Purchase price to be $485,000 with a 22% reserve and a $74,520 credit in lieu of repairs. *BASIS** @ $378,300* Link to editable bid docs.google.com/spreadsheets/d/… (Mine is on page 2) This should be a no brainer renovation considering the increased purchase price almost completely makes up for the cost of the renovations. Though our property is in a really nice area and almost nothing is selling below 400k, We have some major roof damage that needs to be addressed as well as our interior is quite gross. Our property was not maintained very well by the occupants so I want to freshen it up with paint throughout, modern appliances, and most of all a new roof. Hi Team, Here are the two options we will be presenting to the seller: Option 1 – As-Is Sale *Purchase Price:* $425,000 *Reserve:* 22% *Additional Reserve Credit:* $30,000 for a potential roof replacement The additional $30,000 will be held in reserve and will only be used if the future buyer's insurance carrier requires a new roof as a condition of coverage. Hey Team,
Hey Team, Spoke with Aswaldo the Agent - Answered some questions and clarifications for him because this is his first offer with us. I emphasized the renovation's value as much as possible and explained how he should present it to the seller. He told me the seller will give a little pushback on the renovation option because the numbers dont look as good side by side but he acknowledges that renovation would be the best option for the seller. Where we're at: Waiting on a response from the seller, Oswaldo is going to present to her today.
