Ethan, Per our discussion, Keep the deal terms as-is — $266K purchase, $35,500 CLR, 9.75% / 5.5% / 27%. Hold the bid total at $35,500. Change the "Prep & paint kitchen cabinets + install modern black pulls" line to just pulls and 1k.
