    Hey Chris, Thank you for pulling the comps and putting together the initial numbers. After reviewing the inspection report and the current market data, we'd like to counter with a lighter renovation scope that keeps costs lean while still positioning the home competitively. Here is our proposed counter: Purchase Price: $325,000 Resale Target: $335,000 Reserve: 20% ($67,000) Renovation Budget: $17,500 Proposed renovation scope and estimated costs: • Full interior paint (all rooms, ceilings, trim): ~$9,500 (per Hola bid) • Water heater replacement (40-gal gas, Bradford White at 0 remaining life): ~$1,500 • Tile flooring — Bathroom 2 and Bathroom 3: ~$2,500 • Dishwasher replacement: ~$700 • Cabinet/drawer pulls, misc repairs (kitchen cabinet damage, drywall touch-up, caulking): ~$1,000 • Carpet replacement — stairs + Bedroom 3 (stained): ~$1,500 • Final clean, rekey + lockbox: ~$700 Estimated Total: ~$17,500 A few things we'd like to flag: 1. The inspection confirmed the water heater (2013 Bradford White) is past its expected lifespan at 0 years remaining. This should be a non-negotiable item — a buyer's lender may require it, and it's a liability on resale. 2. The dishwasher (1997 Whirlpool) is 28+ years old and well past its useful life. Replacing it is low cost and high visual impact. 3. Given that most active comps in 77385 still have formica counters and unpainted cabinets, a full paint + updated bathrooms + carpet is sufficient to price competitively at $335K without over-improving. 4.
