    Good morning, Thanks for letting me know. At this point we don’t have clear to close on the seller’s side. We’ve been trying to get the Wells Fargo payoff and we came to a roadblock. Jaime has been trying to work with the seller and her agent to get this resolved. Jaime has contacted the listing agent to get further help and she’s had no responses pertaining to the payoff.     Hey Bradley, After reviewing the inspection report and comparing both remodel bids, I made a few adjustments to better manage some risk. Main updates included: - Added landscaping cleanup - Added lighting budget - Added a contingency - Adjusted bathroom scope/pricing - Adjusted pricing several line items I also reviewed the roof separately. Although the inspection noted wear, the roof was replaced in 2015, so I want to confirm this with the agent. I did look at the roof pretty through and I dont think it needs to be replaced. The property still has several inaccessible areas and deferred maintenance, so keeping a strong contingency remains important for any hidden issues discovered during reno process.
