    @Joseph: Here's another one where the electricity was off, and the inspector completed the inspection. Please ask Inspectify for a discount on the inspection. @PM Team: When you're reviewing an inspection report, if the electricity was not on at the time of inspection, let Joseph know so that he can alert the agent and Inspectify. @Christina: Thanks for prepping a repair bid. Did you notice the seller's equity position with the current deal structure? They have $24k remaining, which doesn't include their customary closing costs. As it stands, there isn’t sufficient equity to support a viable repair strategy. The inspection came back significantly worse than expected. The power was off during the inspection, leaving key systems unverified. There are structural concerns with the crawlspace and unlevel floors throughout, the roof needs to be replaced, the HVAC is at or near the end of its life, the gutters are falling off, and on top of that, the home requires a full interior renovation. Please cancel the contract based on the condition of the property. Include a copy of the inspection report with the cancellation. You can let the agent know that our analysis shows there’s a strong likelihood the seller’s reserve would be fully consumed after the resale, meaning they would walk away with little to no additional proceeds. When we see this type of risk profile upfront, it’s not a position we want to put the seller in. The Cash+ program is designed around transparency and protecting the seller’s outcome, not just completing a transaction, and this decision is a reflection of that.
