   Hey Ethan, I really like this one with the remodel, we will minimize the on market time. This one is in pretty good shape and I think we could paint the cabinets, put on hardware and really stretch the budget, I would be okay to lower that to get the deal done if seller needs the cash up front close to the accepted offer.
