Thanks, Bradley. Good job on this one. On the bid, I updated the date and added the property address. Other changes were mainly the scope of work, as follows: I added new carpet and interior paint to both options. They were too important to skip, given what buyers will notice walking in. I deleted the drop ceiling removal and drywall installation from Option 1. Ikik, it's ugly, but the money goes further on carpet and paint in Option 1. For Option 2, I kept the drop ceiling removal and drywall installation, along with a new kitchen, and added new flooring. To both options, I added painting the back deck since it's in disrepair. Here's what we can propose: *Option 1 - $433K Purchase Price, 28% Reserve (Increased from 22%) ($121,910), $311,760 Basis, $44,500 Credit remains the same - See Bid Option 1* *Option 2 - $433K Purchase Price, 22% Reserve (No change) ($95,260), $337,740 Basis, $79,950 Credit - See Bid Option 2 * Hola Bid Options: docs.google.com/spreadsheets/d/… The seller's best chance at getting $433K or as close as possible on the resale is choosing Option 2. Of course, their first payout will be a little less with Option 2, but the second payout potential will be much greater because the home will have a new kitchen, the drop ceilings replaced with drywall, new bathrooms, and new flooring. Hi Kelly, We met with the investor and underwriting team to review the updated bid. Unfortunately, the revised proposal, which removed the line item for demolition of the flooring and replacement with LVP, was not approved, as they are still requiring that scope of work to remain in consideration. In order to move forward, they advised that we would need to revert to the original bid with that line item included. However, they did agree to maintain the reduced reserve amount of 20%, down from 22%. We understand this is likely not the outcome the seller was hoping for, but this is where the investor currently stands. Please let us know if the seller has interest in proceeding with either option 1 or the corrected option 2. If so, please have the attached corresponding documents signed and returned. That includes the inspection that the buyer remains responsible for covering, if you need that report sent over to you again let us know.
