    Hi Team, Here are the proposed options for this property. We won't be taking the original contract terms. The credit needs to increase due to needed repairs. *As-Is Scenario* - Price: $160,000 - Reserve: 25% - Credit: $24,400 in lieu of repairs (see attached bid) *Full Remodel Scenario (optional)* - Price: $190,000 - Reserve: 25% - Credit: $84,862 in lieu of repairs (see optional bid) From a practical standpoint, both options may be challenging for the owner. Given that they owe approximately $70,000, the full remodel scenario may not truly be optional. While the interior condition is not terrible, the exterior has significant deterioration, including rotting wood. Additionally, several nearby homes have been fully remodeled and are selling close to our original list price, which puts pressure on this property to compete.     Hey Team, I got a response from the agent. He informed me that unfortunately one of the seller's was recently diagnosed with cancer and the agent has had trouble contacting him. The sellers are indecisive at this point due to the complications in their personal life. I told the agent to keep up informed and that if the seller is still interested in our offer, we will need to get an extension signed.
