This credit reflects the scope of repairs and improvements identified during the inspection and required to support the property’s resale at or above the original purchase price of $265,000. Scope includes: Email to send to the agent Hi Anntionette, Attaching our inspection response for 225 Blue Ridge along with the supporting renovation bid from Hola Home Services. Key findings from the inspection: • HVAC at 0 years remaining life — AC is 29 years old (mfg May 1997), furnace is 19 years old (mfg March 2007) • Dishwasher and range both at 0 years remaining life (both mfg April 2008) • Missing P-trap on the laundry sink, missing smoke detectors flagged as a safety issue • Power was off during the inspection, so HVAC and appliances couldn't be operationally tested — replacement decisions are based on age, not failure Based on these findings and our resale strategy at $265k, we're updating the repair credit from $23,500 to $26,610. The full scope is in the attached Hola bid — the major change is the addition of HVAC replacement at $10,000, with the balance covering kitchen finishes, bathroom updates, plumbing repairs, and finish work.
