Hello, The closing date has been scheduled for about a month, so I’m a little concerned that these required items are being requested only yesterday, two day before closing. Could you please clarify why these documents were not requested earlier, at least a week in advance, especially since Texas files require 24 hours for review? This is time-sensitive because the seller is leaving the country on Friday, 05/08/26, and we need to do everything possible to close tomorrow. Hi Ethan, I want to provide a brief update regarding the status of this transaction. Unfortunately, we are unable to move forward with next steps until seller requirements have been fulfilled. While we communicated what was needed in advance, the necessary documentation was only received two days ago which has directly contributed to the current delay. Given that this transaction was time sensitive, these items should have been addressed promptly on the seller's side. That did not happen, and we are now in a position where the timeline has been impacted through no fault of the buyer and now we are being infomred the seller will be leaving right before getting to closing. To be clear, the buyer remains ready and prepared to close. We will proceed as soon as the seller completes all remaining obligations within the current timeframe. Please treat this as a priority and let us know once seller has gotten the payoff into title. Hi Contracts Team, Thank you for the update. However, I would like to clarify that the payoff request was not sent to the seller in advance. The request from title was only received yesterday, and the seller signed and returned the requested payoff authorization the same day immediately upon receipt. Because the payoff request itself was not previously provided to us, the seller could not have completed this step earlier. We have been cooperating and responding promptly to all requests as they are received. At this point, we kindly ask title to continue processing this as quickly as possible due to the time-sensitive nature of the transaction and the seller’s upcoming travel schedule. The roof is at end of life and has several areas of concern and we will most likely be addressing this when the new buyers come along to do an inspection. Hey team, Just spoke with Ethan Morgan, the agent on this property. I ran through the offer with him as well as the changes. His seller doesn't have any hard closing dates and the agent didn't give me any indications that the seller wouldn't take the offer. I told him the sooner we get the contract back, the better so we can still hit the closing date of 5/7. Where we're at: Waiting on a response from the seller.
