Hi Team, Here’s my updated assessment on this property after reviewing the seller’s disclosures and inspection. The current occupant is a family member of the owner, and the home is in hoarder condition. One of the bedrooms is completely filled, and we were unable to access or inspect approximately half of the property. Given these limitations, there is a strong likelihood that we will not be able to fully clear the home prior to vacancy and may need to complete a full trash-out afterward. Hey Team, Just heard back from the agent. She was really sweet and wanted some clarifications on how the Cash+ w/ Repairs worked. It seems that is the options she wants to push her seller toward. She told me that she is contacting the seller tonight to get a response from him. She stated we will most likely have a response by tomorrow. Where we're at: Just waiting on seller's response.
