Give the buyer a credit in lieu of repairs to improve the property before listing it so it helps ensure it sells for the highest price possible and hopefully more than it was purchased for. Purchase price to remain the same with a 25% reserve. Seller to provide the Buyer with a $5,050 credit in lieu of repairs to remodel the home. See bid. 2. Hey Team, Just got off the phone with Lydia the agent. I talked to her about the Judgements and discussed that it's in both parties best interest that we extend our inspection period so that the seller can find out how much they owe on these judgments. The deal is already super tight, with our current offer putting them at about 5k on their first payout. I told Lydia I would send her the title commitment so she can go over it with her sellers. The agent stated the original owner has passed away and the new owner (the brother) is just looking to close as fast as possible to avoid paying double mortgages. She promised her clients a closing before 4/30/26. Hi Team, I’ve reviewed the inspection report, and the property requires repairs, with particular concern around active water issues. Specifically: - The water heater is actively leaking - The downstairs toilet is actively leaking - The kitchen sink leaks when the faucet is turned on If we proceed with an “as-is” purchase, these items will still need to be addressed immediately to prevent further damage to the home. Hey Team, Just got another call from Lydia. She got to take a deeper look at the offers and ask her questions so that she can explain everything to her seller. She said the seller won't be able to bring any money to the table, so I suggested shifting some of her compensation and she recognized that as a viable option. She still needs to present to her seller, but she knows that she has the tool of compensation shifting if the seller won't agree to the current payout.
