    Hey Ellen, Just to clarify, in a perfect world scenario, the smaller remodel bid would net the seller a larger total payout. However, the possibility of that happening is less likely due to potential buyers pointing out items that look incomplete due to partial renovations and ultimately the home sitting for longer on the market. If the larger renovation was agreed to, it is much more likely for the seller to realize more of their potential equity on the resale of the home.     Hey Ellen, In order to proceed with option 1, We will need the seller to fill out the "Seller's Response" section on Page 2 of the Inspection Addendum. There are 3 check boxes, you would select the 3rd check box and in the text under it notate, "Seller would like to proceed with Option 1". Then have the sellers sign underneath. Additionally the seller's signature is required on the Option 1 Bid. Once both of those documents are returned signed by the seller, We will inform title that we have agreed on terms and push towards closing.     Jason, Not fully reviewed yet. I'm still working on my synopsis. Our current OOP is that once we receive the inspection from the contracts team, we reach out to the agent and start building rapport as well as try to find any information regarding the agents ability to visit the property or insight on what they think about it.

    Ethan, I reviewed the inspection report and seller disclosures and have a few questions: 1. The inspection report indicates that the roof is approximately 1 year old, while the seller's disclosure states that the roof is 15 years old. Can you help clarify this discrepancy? Was the roof replaced recently, or is one of these reports incorrect? 2. It appears the inspector may not have physically accessed the roof, as the photos in the report seem to have been taken from the ground. Can you confirm whether the roof was actually inspected or if the age estimate was based on a visual observation? 3. In the seller's disclosures, the seller notes that permitted work was completed to increase the square footage of the home. Can you provide details regarding what improvements were made and when they were completed? 4. There also appears to be a discrepancy in the reported square footage.     Hey Team,

    Hey Team, Just spoke with the agent to explain the possibilities for both options that were sent on our addendum. She was confused on how the payouts and how the seller could possibly realize more equity on the larger remodel if the payouts are bigger for the smaller scope. I broke it down by telling her that in a perfect world the smaller option would net the seller a larger payout but its less likely than if we were to do a larger remodel and sold the home faster. I let her know that this is due back by Wednesday which she said shouldn't be a problem. I'll check back in tomorrow for an update. Thanks, Ethan
