Chris & Ethan, Thank you for doing this one. This one were I dont think a renovation makes sense, the reno would cost to much and not really bring a lot of return. I think our price is a little high, overall from the inspection we have very minor things to worry about. Here is what I would like to do: The inspector was not able to inspect the heater, he had no access to it. I want to provide evidence the heater works, have a tech go out or send us a video showing that it works, or we can have the home inspector go back out at their cost, they will have to give him access to “The home inspector was unable to access and inspect the heating system. Seller to provide documentation verifying the system is in normal working condition.” Item discover in the home inspection that have material issue: - Exterior brick/mortar cracking and minor structural movement indicators - Roof condition concerns, including the need for evaluation and maintenance - Garage and interior drywall damage (including stairway areas) - Inoperable garbage disposal - Limited access to electrical panel and components requiring further evaluation - Heating system not inspected due to lack of access; operational condition unknown - Foundation-related observations requiring monitoring and/or further evaluation - General deferred maintenance and cosmetic conditions throughout the property In consideration of the above, and in the interest of maintaining a straightforward path to closing, the buyer respectfully requests the following: 1. A credit of *$10,000 in lieu of repairs* to address the items identified in the inspection report. 2. While the seller is considering the 10k repair credit. We go off of the original contract. The holdback is 17% not 25% they do not agree to adjust this. There is not an auto extension. You had one, there is not another If you would like to schedule a time to review the contract line by line, I'm more than happy to do that with you. Trying to get this closed with you all. As the terms of the contract. Our broker is requiring any amendments be done on the Texas contract. The only thing the seller is considering adjusting is the 10k credit. Hi Tijuana, The automatic extension is used when more time is needed without a specific date or if a standard extension has not been recieved by seller this can use this instead and is not based on the original inspection end date but on the current date which in the case was 05/15/2026 making it the 05/30/2026.The extension we all signed was not an automactic extension but a standard extension and initially we requested an additional 3 day extension since the automatic extension is 15 days but the buyer was not wanting the full 15 days as it was not necessary at the time. The verbiage will be in section 6 of the cash+ agreement, however if you would like to counter the buyer's request, checkmark box 3 and on the lines please explain what you will accept to proceed.
