Hello Jamey, I have title doing a review on the file in reference to the #8 Mortgage- I see it is against Herman and Helen – but the Mortgage with Compass is showing for a different property address, so we have title doing a review on it as well, to double check on it as well – Looks Like they owned the home next door too at - 14165 Mt Pleasant Road, Jacksonville, FL 32225 – We will let you know once we hear back from title. Line of Credit with Compass Bank-more information to follow. As far as #9 and #10 go, per the Title report and Attached copies of the Recorded Docs – Both of these loans are showing active with Rocket Mortgage – Do you have a portal system to log into to obtain the prior mortgage payoffs for these 2 mortgages – as the Heir(s) to the estate – one recorded in April 2021 and the other in June 2021. Both will need to obtain payoffs or a Letter from Rocket if #9 – is in the process is to be released. *FYI* #11 Judgment – this looks to be for a Man named John Davies – We asked title to review and remove- they will advise on this-Customarily this would be done upon receipt of seller forms, which we are pending. #12-Copy of Death Cert Herman – thanks, yes please forward once available, we will need to prepare an affidavit of death we do not see one recorded of record for him. #13 Probate as file was already transferred to you as 3 individuals in 2024 – Also pending for title do another review – we were able to retrieve some docs – so once title re-reviews this we can find out what exactly additional documents title is Requiring on this title, and let you know asap, *** Please note: All funds for closing must be wired. Thank you, Cindy. Just like #8, the mortgage under #10 is for 14165 Mt. Pleasant. It's a separate property altogether from the one that we are selling at 14159. Attached is a Death Certificate from the State of Missouri where my father passed away. Perhaps it is because he died out of state that you do not have one recorded in Florida. Attached is the deed via court documentation transferring ownership of the property from the estate to Jennifer Pledger, Jonathan Davis, and me. I was told by our probate attorney that this is the deed and the only form of documentation filed with respect to ownership of inherited properties under our county and state law. I provided the court document transferring the deed to us, and you had mentioned that you had been able to obtain some of the probate documents you were looking for. I'd like to get together in the morning to walk through everything in detail, but wanted to share a few initial thoughts ahead of that. -Location Military Proximity The property is only 4.5 miles from Naval Station Mayport, which I believe is the single biggest value driver here. Selling to a single service member or military couple with a brand new AC and an updated kitchen is the play. **Budget & Offer** I think the only play here is option 1, can maybe bump it 315k with what I have below -Kitchen Rather than a full cabinet replacement, here's what I'm thinking: - Build a large pantry-style cabinet and tuck a stacked washer/dryer inside - Paint the existing cabinets (don't replace) - Install quartz countertops - New sink and faucet - Add a microwave -HVAC Pull the roof line item and redirect that budget to a full HVAC replacement. Looking at the inspection photos, the roof has a few good years left on it.
