    Hi Ethan, Although I understand the rationale behind increasing the reserve to help encourage the seller to move forward with the repairs, I believe we should still be in a good position to sell the property at or above our basis of $527K. With that in mind, we’ll keep the deal structure the same: *Keep The Deal The Same* - List Price: $699,000 - Reserve: 24.5% I do think we will ultimately be fine at this basis, but if we choose not to complete the optional repairs below, we will most likely need to take some price reductions to get the property sold. *Optional Repair Option (see attached bid)* - List Price: $699,000 - Reserve: 24.5% - Repair Credit: $15,400 This would include: - Sheetrock and tape repairs in garage and great room - Fresh interior repaint Door, Ceilings, Trim, and Walls - Deep cleaning of the home, including bathrooms and shower tile cleaning - Reinstallation of the laundry room doors Please let the agent know that under the AS IS option, we will not be doing anything to prepare the home for sale. *NOTHING!* The property will be listed strictly in its current condition.
