    Are you able to find the instrument #, book # and page # for the mortgage and promissory note? Their probate office isn't very helpful over the phone and the lady didn't know what I was talking about.

    Alright here is what I want to do on this one. On 129 Brian Ct. Inspection came back with 81 items. We're sending an Inspection Addendum today requesting a $7,500 repair credit AND a reserve increase from 30% to 40%. What we're requesting from the seller: • $7,500 credit at closing (Seller concession on settlement statement) — we use these funds to make the repairs ourselves before resale • Seller Reserve: 30% → 40% (from $31,500 to $42,000) • Credit and reserve are separate (the $7,500 is not added to the reserve) • Combined adjustment vs. original contract: $18,000 Email to agent: Subject: 129 Brian Ct — Inspection Response & Buyer's Inspection Addendum Hi Phil, Inspection is complete on 129 Brian Court. Our formal Buyer's Inspection Addendum is attached, with the full list of disapproved items. Our goal is to resolve the safety and functional issues so we can resell the property faster and for as much money as possible which benefits both sides under the Cash+ structure. Rather than ask to coordinate repairs, we'll handle them ourselves.
