    Hi Ethan, Let's accept the original terms on this property and provide the remodel bid for what we believe will best position it for maximum return. I revised your bid somewhat; for instance, I excluded a new sink because it's undermount and I don't want to replace the countertops. Also, I'm keeping the existing backsplash so we can allocate more of the budget toward full flooring replacement (except in the primary bathroom and bathroom 2). Here's what we can share with the agent when we accept the original terms and provide the remodel bid: The bones of this property are excellent. However, the finishes tell a fragmented story, and buyers notice. The most impactful issue is the flooring. Multiple flooring types and colors throughout the home create visual noise that interrupts the flow of each space. Even buyers who can't name what's bothering them will feel it, and that feeling quietly chips away at perceived value. The fix is straightforward: remove the existing hardwood downstairs, carpet on both staircases, and the current LVP, and replace it all with a single, cohesive LVP selection throughout the main living areas, paired with fresh carpet on the stairs and in all bedrooms and the third-floor bonus room. The primary bathroom and second bathroom are already in good shape and will remain as-is. The result is a home that reads as intentional, updated, and move-in ready from the moment a buyer walks through the door. To carry that clean, cohesive feel into the kitchen, we recommend repainting the kitchen cabinets a crisp whisper white. It's a targeted update with an outsized visual return. The final piece is interior paint. The current paint is in good condition, but the variety of colors throughout the home makes it feel personal rather than aspirational. The Crabapple buyer is discerning, and anything taste-specific becomes a subconscious objection before an offer is ever written. Painting the entire interior in Accessible Beige, cut at 50%, eliminates that friction. It reads as soft, sophisticated, and current without being stark. Together, these updates transform a good property into a compelling one. They speak directly to what the Crabapple market responds to, and they position this home to command top dollar.
