Hey team, I'll take over this inspection report. Just gave a call to the agent to introduce myself: She had some questions about the structure of the deal and the compensation, but overall seemed to understand pretty well. This house is in really bad condition. We went under contract with a 113k credit which I will try to stay within. Hey Team, After doing a short review on this property and inspection report, I have some concerns. *Transfer taxes in Washington*: Not sure if we can get around this, but seller will most likely have to pay an additional 1.25% on each transaction - this already puts them in the red. *Remodel:* Property is in complete disrepair. I see it as highly unlikely we can get up to par with our comps without going far over our budget. Especially considering the high construction costs in WA *Construction risk:* Even with a detailed inspection there are still many unknowns when it comes to remodeling a house that is 100+ years old. Usually we can compensate for this with our bids pricing, but the seller does not have equity to pay for a higher cost of repairs. I anticipate having to do quite a lot of electrical work, plumbing repairs, and roof repairs that aren't in plain sight. Looking at some of the CMA comps - Many of these are selling below our purchase price while being in a much better condition that what whe could achieve with a 113k repair credit. 1322 Earnest redfin.com/WA/Tacoma/1322-Earnest-S-Brazill-St-98405/home/… - Very modern interior, same sub division, slightly smaller. We would have to spend 150k - 200k to reach this condition. 1315 S L St redfin.com/WA/Tacoma/1315-S-L-St-98405/home/2708657 - Fully renovated. Selling at 655k. With our budget there is no way we get in the same shape. I discussed this one with Kala and she is electing to Cancel
