Hi Ethan, Thanks for taking a crack at this. California continues to perform well for full remodels, especially with strong nearby same neighborhood comps. For reference: - Model match sold last year for $735,000: zillow.com/homedetails/206-Berk-Pl-Richmond-CA-94804/… - Comparable sale in March for $775,000: zillow.com/homedetails/147-Berk-Pl-Richmond-CA-94804/… Based on these comps, I think we have a solid opportunity to reposition this property more effectively. Here’s how I suggest we proceed: 1. Keep Current Deal Intact (As-Is Option) We move forward as agreed and send the BINSR as-is. This would involve minimal work: See bid - Carpet - Paint - Landscape clean-up However, with this approach, I believe we’ll likely face multiple price reductions and ultimately sell closer to $525K or lower. 2. Present a Full Remodel Option to the Agent In parallel, I’d like to approach the agent with a full remodel strategy that we believe will produce a significantly better outcome for the seller. - Target resale: ~$789,000 - Structure: 25% reserve - Credit: $153,050 for full renovation My view is that a full remodel will not only drive a meaningfully higher sale price but also result in a faster, cleaner exit compared to minimal repairs. Hey Team, Ethan and I jumped on the phone with the Seller/Agent Nick Carnell and went over our options with him. Nick is a very skeptical agent especially since this is his home and gave quite a bit of pushback on the larger scale remodel. I think we can still get him on a larger remodel but he didn't seem willing to sign off on our current bid with concerns that the money invested wouldn't be realized and that the cost of renovation was too high. He definitely wants to negotiate with us on certain line items he deems overkill. I told him that altering the bid will likely effect the purchase price but we are open to having those conversations with him. Nick already has his own arrangements for landscaping so he would like to reallocate those funds on both bids or have them removed. Where we are at now: Nick would like to send us comps and a revised scope of work for his thoughts - In the meantime, I told him lets get our original deal signed off on and discuss/ammend the larger renovation option later. We would need to take off the landscaping from the bid and make closing contingent on receiving photos for the landscaping.

Hi Colton Attached are the updated landscaping pictures that took place last week. As we talked about over the phone, a full renovation in our current market will not bring as much return as we hope. A home was just sold across the street for a lot less than projected after $150K plus was put into the home with more extensive work. However, due to the current state of 11 Cutting Ct, more than $21K will be needed. If we can get closer to halfway or a little more than halfway leaning towards the $153K, I believe we can get the most for the remodel and the biggest return on the resale. If we can get a remodel bid somewhere in the $75-90K, our resale can go the furthest given the market we are in. Some things I was looking at were maybe no new kitchen cabinets but instead sand and paint (or stain). Maybe new tile work for both bathrooms upstairs, but no new tubs, especially in the master bathroom given that it's a jet tub. Maybe only 2 vanities for both the upstairs bathroom since the half bath downstairs is a stand alone sink. I am leaning for a larger remodel, just not quite the full $153K.
