    Hi Ethan and Team, I appreciate your perspective on wanting to provide the seller with something tangible upfront. That said, given the current pace of the market, we need to be mindful of potential downside risk. If the property doesn’t attract immediate interest, we could be looking at several months on market before reaching the right pricing to secure a contract. I do have some concern around how long the property has already been listed (since June 2025). Based on comparable properties—specifically this one: zillow.com/homedetails/… view is that pricing may ultimately need to be below $500K to gain traction. Of course, we won’t know definitively until we test the market. On the inspection side, I’d like you to follow up with Inspectify on a few items: - Please confirm that the electricity was on at the time of inspection. I want to ensure there are no issues with the electric meter and that we will be able to obtain a certificate of occupancy without complications if needed. - The report noted a continuously running toilet, which suggests the water is on but we should confirm utilities were fully operational. - It’s concerning that the inspector did not access the attic due to a “broken tool.” Inspectors should come prepared with the necessary equipment to inspect the attic. - Similarly, the inability to access the electrical panel raises concerns. The inspector should have had a ladder available for things like this. Overall, this feels like corners were cut, especially considering the premium we’re paying for these inspections. Even on new construction, we need full visibility into all major systems and areas of the home. Please also move forward with sending the inspection addendum accepting the property. At this point, we are targeting a closing date of 4/17, though if there’s an opportunity to move that up earlier in the month, let’s pursue it and close early. Let’s also go ahead and get this one approved for funding with Joseph. Please tell him to get started on getting this close ASAP since its a vacant home and we're taking it the way the deal sits. While reviewing the report, I noticed that the electrical panel and attic were not inspected, with the attic noted as inaccessible due to a broken tool. We really value the service you provide, and part of that is ensuring inspectors arrive fully prepared with the necessary equipment to complete the inspection. It was a bit disappointing that these areas could not be reviewed for that reason. We are not requesting a reinspection, but I did want to pass this along as helpful feedback.
