The seller can choose to have the property purchased as-is and relisted as-is or Purchase price to remain the same with a 34% reserve. Give the buyer a credit in lieu of repairs to improve the property before listing it so it helps ensure it sells for the highest price possible and hopefully more than it was purchased for. Purchase price to remain the same with a 22% reserve. Seller to provide the Buyer with a $27,250 credit in lieu of repairs to remodel the home. See bid. Hey Jermaine, Wanted to shoot you an update on this one. We have a landscaper scheduled to be out today in order to give us a quote on the front and back yard sod. Once we get that quote back, we should be able to revise the deal to reflect the sod, and paint touchups. Though I do anticipate the reserve increasing slightly due to the nature of just doing touchups and not painting the interior a more agreeable color. I will update you once we have the revised offer. Hey Jermaine, Thank you for returning those addendums and providing an update on the payoff. As for the washer, dryer, and refrigerator. We aren't interested in purchasing them but I appreciate the offer. I did have a question, though. Is that an older picture of the refrigerator? Our inspection photos show backsplash tile in the kitchen. As far as getting this pushed towards closing, I am currently waiting for a settlement statement from title to get more precise numbers on how to break the seller even. Please make sure title is advised of the new payoff amount as well so that can be included into the settlement statement. Thank you. The last time you and I chatted we discussed having a follow up conversation after sod estimate, touchup paint cost revision etc had been finalized. You mentioned the Sid estimate has been sent to the underwriters but I figured it'd be a good time for me to mention a follow up conversation… In summary, I was hoping we could have that squared away before we got with title for settlement... Also, the photo of the refrigerator was one before she did the renovations. Since the seller has already moved out that was the only photo she had in her phone... You are getting the remodeled version with backsplash that the inspector photographed... I'll have the seller make other arrangements for the refrigerator, washer and dryer. Thanks! Hey Team, Just spoke with Jermaine the agent about this deal. Jermaine and the seller have concerns with the current offer - Mostly the bid. The front and back lawns will need sod instead of reseeding, and he believes this will cost much more than what we have allocated. Thinks the paint line is unnecessary for this property. Jermaine states the home was remodeled only 2-3 years ago and there aren't any major flaws with the paint. He states there will be spots that need touch up after removing paintings, brackets, etc.. but the expense of a full paint job is killing the deal. Jermaine stated the sellers bottom line is 40k on the first transaction *Where we left off:* I told Jermaine I would share his feedback with the team and see if there was a better way forward, but that interior paint is standard for our remodels and I am doubtful we would feel comfortable backing down on it. I also told him 40k is going to be hard to hit for a first payout. We are currently looking at 29k for their first payout. Colton, Please let Jermaine know we can obtain a bid for the sod. Either you or Rachel can call around and get pricing so we can evaluate that first. I’m okay with doing paint touch-up work after they move out, but I do think the blue paint throughout the property could become an issue with buyers. There’s a significant amount of blue both inside and outside the home, and because color preferences are subjective, it may limit buyer appeal. I believe we would be in a stronger position if the home had a more neutral, light color palette, which could also help reduce the amount of price reductions needed to get the property sold. Also, do the sellers have any remaining touch-up paint? If not or if there isn’t enough we run the risk of the touch-ups standing out due to slight color, sheen, or even brand differences. In many cases, touch-up work can actually make scuffs and repairs more noticeable if the paint doesn’t match perfectly. Because of that, I still think we would need to carry a paint line item for touch-up work. My estimate would be closer to $2,200 for a proper touch-up scope. We would also need to increase the reserve to account for any additional price reductions that may be necessary due to the blue paint color scheme. We may get lucky and find a buyer who loves the blue color scheme, but we can’t rely on that or wait indefinitely for the right person to come along. With the amount of inventory currently available in the area, buyers have options and can afford to be selective, often choosing homes that already match their personal style and color preferences. Let’s get the sod pricing first and then make a final decision from there. Hey team, I just got off the phone with the agent. The Agent says we are going to need to extend to 6/4 because they are having HOA doc problems. He also told me that the seller's lender notified them that their payoff is 40k higher than they initially thought. This puts them 11k in the red with our current post inspection offer. I got the agent to agree to a compensation shift so we can break the seller even. Our Sod quote came back at $6,906. I edited our bid to reflect the paint changes and the sod quote. See attached. Just spoke with the agent again, I did some recon to see if a break even deal was viable for the seller. The agent was already ahead of the game and had told the seller there was a high chance they would get nothing out of the first transaction and the seller was agreeable to this.
